Job Description :



An on-site leader responsible for the day-to-day janitorial operation within a single building environment. Must be able to teach and train all janitorial staff the required cleaning functions and tasks that are expected to be maintained on a daily basis. Has direct responsibility for staffing all shifts with supervisors and service personnel, implementing ABM Mid-Atlantic’s quality control program, controlling inventory for the site, and working with customer personnel at the site to address any service issues. Performs the following duties personally or through other supervisory personnel.

ESSENTIAL DUTIES AND RESPONSIBILITIESinclude the following. Other duties may be assigned.

· Coordinate service activities for assigned building. Ensure that services are performed as contracted and at the intended profit margins.
· Control supplies, equipment, and personnel necessary to meet customer specifications. Schedule personnel for daily and periodic work.
· Interact with customer contacts daily to obtain feedback on services and special needs. Troubleshoot potential problems and concerns.
· Implement and manage the company’s quality control monitoring and safety programs at the assigned building.
· Review labor variances weekly.
· Staff all shifts with supervisors and service personnel.
· Conduct quality of service inspections with the supervisors at assigned building.
· Attend / conduct safety meetings at least once a month.
· Develop operational improvement plans and implements process changes within assigned building or campus.
· Attempt to increase revenue by looking for ways and ensuring that Supervisors are looking for ways to provide additional or periodic services to the customers.
· Ensure compliance with company policies and procedures and all federal, state and local government regulations.
· Prepare paperwork, including new hires, terminations, various employee transactions, labor variance action plans, and operational models and ensures that the paperwork is complete, accurate, and is submitted to the district/hub in a timely manner.
· Analyze and manage, in a proactive manner, both the financial and the operational performance of the business.
· Prepare service order billing information ensuring that it is accurate and is provided in a timely manner to the appropriate billing personnel on a daily basis.
· Prepare payroll timesheets ensuring that they are accurate and submitted to the appropriate payroll personnel in a timely manner. Enter employees’ time into the Timeline payroll systems where applicable.
· Work with District Manager and/or Area Manager to develop an action plan for all invoices that are outside of the contractual parameters.

SUPERVISORY RESPONSIBILITIES
Manages and provides leadership to Supervisors, other lead personnel, and all service employees assigned to the building or campus. Is responsible for the overall direction, coordination, and evaluation of personnel within the assigned area. Carries out supervisory responsibilities in accordance with the company’s policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints, resolving problems, and terminating employees.

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Candidate will be required to stand and walk the facility for long periods of time on a daily basis.
