AT&T Sr. Manager Corp Real Estate - Dallas, TX
This position directs the building design, construction, operations, and maintenance activities for data center and other technical spaces in the Dallas, Texas area for AT&T. In addition, the successful candidate will coordinate real estate portfolio utilization and allocation to optimize technical floor space infrastructure utilization. The successful candidate will also be a key client interface to align and partner AT&T Corporate Real Estate (CRE) with the strategic direction of AT&T's internal technical space business units. Key tasks required by this position are:
• Understand, analyze and meet Business Unit real estate space and operational needs in the form of new, owned or leased space or consolidation of existing space. Conducts economic analysis, analyzes market and demographic trends to prepare strategic and tactical plans to meet Business Unit real estate needs balancing cost, reliability, quality and location.
• Coordinates and oversees the engineering, planning, design, construction, operation and maintenance of new and existing Technical Space facilities.
• Manages consulting engineers, architects and contractors to ensure delivery of a construction project in compliance with cost and schedule parameters. Oversees and coordinates the creation of architectural and engineering drawings and specifications including the gathering of client requirements.
• May oversee and manage operations managers responsible for the additions, alterations, maintenance, repairs and operations of all technical space.
• Manages capital and expense budgets for the building construction projects and programs as well as building operation and maintenance to provide cost effective and reliable solutions.
• Create building system and component standards and leverage vendor/supplier contracts.
• May work on complex problems where analysis of situations or data requires an in-depth evaluation of various factors.
• Exercises judgment within broadly defined practices and policies in selecting methods, techniques, and evaluation criterion for obtaining results. Erroneous decisions will result in delays in schedules and/or unit operations and may jeopardize business activities.
• Ensures all projects are in compliance with all company standards, and federal, state and local codes including the American with Disabilities Act and environmental regulations. Erroneous decisions or failure to achieve goals results in critical space outages, additional costs and personnel, and serious delays in overall schedules.
• Frequently interacts with subordinate supervisors, general contractors/vendors, internal client leaders and/or functional peer group managers.
Typically reports to Second Level Management.
This position may be responsible for contributing to AT&T's compliance with environmental laws and regulations as applicable to its job function. This may include, but is not limited to, work related to fuel tanks, emergency and stand-by generators, boilers, hazardous waste, hazardous materials, batteries, manholes and vaults, water wells, linear and other construction projects, water discharge, or air emissions.
Qualifications: Required Qualifications: • Five or more years of experience in the project management, building design and construction, or the operations and maintenance of critical facilities.
• Strong interpersonal and communications skills.
• Ability to effectively manage relationships with cross-functional partners to drive projects toward completion, and manage through complex situations and operational outages.
• Demonstrated ability to function in a high stress, executive pressure environments.
• Strong organizational skills.
• Ability to communicate across multiple functional groups.
• Proficiency in PowerPoint, Excel, Word and other standard office computer applications
Desired Qualifications: • 10 or more years of experience in a Supervisory role in the Design and Construction or Facilities Management universe.
• Bachelor's degree in Electrical Engineering, Mechanical Engineering, Construction Management, or equivalent experience in the critical environment design and construction field.
• Licensed Professional Engineer or Project management Professional certification preferred.
