Housing Counselor
The Housing Counselor will be responsible for conducting LIHS Housing Counseling Program activities in conjunction with other staff under the supervision of the Program Coordinator and the Executive Director. Qualifications: Commitment to equal housing opportunity without regard to race, color, national origin, religion/creed, sex (gender), familial status (families with children under 18 years of age), handicap/disability (mental and physical), marital status, age (over 18), military status, sexual orientation or source of income. - An ability to perceive housing issues from a legalistic perspective, and to articulate ideas and facts in writing and verbally; - Familiarity with mortgage loan processes and related consumer issues; - Familiarity with tenant's rights; - Familiarity with Fair Housing Laws - Personal composure and willingness to interact with outside agencies; government officials; conduct public speaking and testify in court. - An ability to relate comfortably and effectively with respect and tact to people of all races, lifestyles, and economic levels. Congeniality with fellow workers is essential. - Strong written, verbal, and computer skills. Working familiarity with Excel, Word, and Internet required. - Punctuality, Reliability and willingness to work occasional weekend or evenings. - Highly organized, attention to details, follow through on instructions, ability to multi-task. - Self-starting and ability to work with minimal supervision. - Commitment to agency mission to eliminate unlawful housing discrimination, promote racial and economic integration, decent and affordable housing. - Valid Driver's license, personal transportation and willingness to travel in Nassau and Suffolk are required. Examples of Main Duties for current vacancy include the following: Counseling clients who are in jeopardy of home foreclosure. Counselor will conduct intake interviews, provide comprehensive counseling to, individual clients; assist in budget review and analysis, gathering documentation, proposing feasible loan modifications and communication with lenders and servicers to effect modification or appropriate alternative to avoid foreclosure, and documentation of action steps that are needed. Responsible for timely submission of monthly status reports. Also will assist team in group counseling sessions for clients and will assist in Outreach events to inform public of services and resources available, such as Making Home Affordable events. - Counselor may at times conduct intake interviews and counseling related to fair housing issues, tenant-landlord disputes in addition to mortgage issues, and complete and timely data entry of information into LIHS database. - Screen for discrimination; discernment of fair housing/predatory lending cases for appropriate referral in-house. - Provide appropriate referrals and counsel related to agency mission, programs, community resources and options to assist in addressing client needs//identified goals. - Support staff and clients in various housing related issues, advocacy, and efforts to educate as to problem resolution. - Participate in training on and off-site as opportunities arise to familiarize with housing programs, associate service providers, resources and transactions (e.g. federally sponsored housing programs, mortgages, leases, housing and health code regulations, etc.), for ensuring counseling expertise. Additional examples of assignments possible follow: 1. Secure and update information on advertised and available housing opportunities and related government programs in Nassau and Suffolk County. 2. Conduct research and compile information relative to actions in support of adequate housing for lower income people and equal housing opportunities as needed. 3. Assist in outreach and education efforts by public presentations, written reports on activities and trends related to housing issues of concern to Long Island Housing Services. 4. Conduct public relations activities as directed. 5. May assist in supervision for Interns/Volunteers as appropriate. 6. Prepare and submit reports in cooperation with the Program staff on the progress of housing counseling activities. 7. Assist with Long Island Housing Services development initiatives. 8. As necessary, conduct work for judicial or administrative action (e.g., complaint writing, interviewing witnesses, gathering and analyzing evidence, and testifying). 9. Participate in professional seminars, conferences, training, and other continuing education programs which may require distance travel. 10. Other duties as assigned by the Agency Executive/Project Director or Program Coordinator to successfully fulfill the agency's goals and mission.
