Responsibilities:
* Fully abstract new Leases, Lease Amendments, Lease Terminations, Assignments and other lease documents. Operating Expense, Tax and Insurance requirements as outlined in such lease documents must be captured in the Templates in Progress (Excel). * Maintain awareness of inducements and other scenarios which will have impact on Straight-Line Rent (FASB 13) Calculations and notify Accounting of such for processing. * Coordinate and follow up with the property management staff regarding the verification of building SF, unit changes, lease document status, move-in/out forms, major tenant information, and other open portfolio issues. * Follow up with property management monthly to determine what tenant's are vacating or holding over each month. Information must be reported to the Lease Administration Manager. * Coordinate, review and process calculation, approvals and posting of monthly recurring charges and any miscellaneous billings/adjustments related to rent * Calculate CPI Increases as needed for specific Tenants when they become due. * Coordinate and process reconciliation of accounts that have outstanding A/R issues (Government CPI for example). * Work with Senior Lease Administration staff team members and final findings should be presented to the Assistant Controller of A/R and the National Account Manager. * Participate in quarterly conference calls with Property Management regarding delinquent accounts and provide support and information to the Accounts Receivable team as needed. * Assist with the calculation and booking of Percentage Rent and Sub-Rent Receivable Income, when applicable. * Assist Lease File Administrator in resolving any questions that arise with a tenant lease and correspondence files to ensure documents are property accounted for. * Assist with new acquisitions by abstracting and setting up lease documents, track major tenant information, create opening entries where required, and create Templates for each
