    Responsible for the management and administration of the core Real Estate and Facilities activities for the delivery of the Capital Refresh Projects within NTT's existing and active Data Center portfolio within the Western United States. Candidate should be motivated to a career in Construction Management and is following the career path of a Special Projects Project Manager. Open to candidates that come from a design background but are certain that they want to do the building instead.

    ESSENTIAL DUTIES & RESPONSIBILITIES

    • Responsible for the preparation, gathering and vetting of scopes of capital refresh project work, project delivery resource requirements, cost estimates and budgets, work plan schedule and milestones, quality control, and risk identification for in-year and future year projects.

    • Ability to successfully manage multiple projects at different NTT sites simultaneously in a given fiscal year and beyond.

    • Oversees regional General Contractor (if applicable), direct contractors, (ex. Commissioning Agents), third party testing agencies, the project controls and MEP teams for each project. Responsible for tracking project timelines to ensure milestones are being met by each of these entities.

    • Reviews contractor master service and project agreement contracts and provides interface between legal teams on both sides to reach contract execution.

    • Engage NTT finance through project authorization requests and board review requests for approval of all projects based on budget requirements.

    • Primary liaison to the NTT Critical Facility (CF) Operations, Client Management, and Maintenance Coordinator teams to ensure preconstruction and construction activities are harmonious and in coordination with other activities happening within the data centers.

    • Work with general, direct contractors and NTT CF Operations to help develop and guide methods of procedure (MOP) for each specific project to approval through procedure management application (MCIM)

    • Work with NTT ownership project team to ensure responses for requests for information, product data/submittal approvals, etc. from contractor or vendor Architect/Engineers are completed in a timely manner.

    • Review and submit project pre-construction and construction work proposals based upon project scope, schedule, and budget requirements, to ensure scope of work, compensation, and time are accurately represented. Negotiate revisions with vendor or contractor that best meets the project requirements and budget.

    • Leads the project delivery resources/team providing project guidance and direction to achieve project goals. Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed.

    • Maintain the organization's documentation and archives including shared drives, SharePoint, and MS Teams platforms. Ensure that file structures are consistent across projects, and that project teams are populating information correctly (ex. drawings and specs, permits, submittals, closeout packages, etc).

    • Assesses change requests to determine impacts to scope, budget, schedule, quality, and risk. Demonstrates ability to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

    • Reports status and variances. Creates action plans to meet objectives, budget and schedule. Implements change management routines to assess change requests, make recommendations, secure NTT approvals, and issue change orders.

    • Work directly with NTT purchasing to request purchase order commitments and update POs as changes in contract values.

    • Work across the team to document and maintain a standard set of business practices for delivery of RDC Projects to ensure consistency in delivery.

    KNOWLEDGE, SKILLS & ABILITIES

    • Demonstrated ability to read and interpret construction drawings and specifications to understand, build, and approve/accept schedules produced by contractors.

    • Knowledge of construction site safety and OSHA requirements and ability to onboard and work with contractors to reinforce safe practices during project execution.

    • Demonstrated ability in Primavera P6 and Microsoft Project EPPM software and comprehension of critical path schedule development; experience with other program/project management tools such as Prolog, Unifier, Celoxis, etc.

    • Familiarity with MEP Construction and knowledge of MEP Construction means and methods.

    • Proficient with computers to include the utilization of Microsoft programs such as Word, Excel, Power Point, OneNote and Outlook.

    • Able to work in a team environment and supports teammates cross-functionally within the company (ex. Operations, Client Success Managers, Deployment Services, etc.)

    • Strong communication and problem-solving skills; flexible and willing to consider others ideas.

    • Manages stress and/or fast-pace effectively.

    EDUCATION & EXPERIENCE

    • Bachelor's degree in Construction Management, Civil Engineering, MEP Project Management, related educational background or equivalent

    • 3 to 7 years in any General Construction and or Specialty (MEP) projects required, data center or mission critical experience preferred.

    • Experience with supervised contract drafting and administration; experience in contracts valued at greater than $5M preferred.

    • Experience dealing with Authorities Having Jurisdiction (AHJs) and permit management.

    PHYSICAL REQUIREMENTS

    • Familiarity with construction sites and hazards and ability to navigate project sites safely and in control.

    • Primarily sitting with some walking, standing, and bending.

    • Able to hear and speak into a telephone.

    • Close visual work on a computer terminal.

    • Dexterity of hands and fingers to operate any required computer keyboard, mouse, and other technical instruments.

    WORK CONDITIONS & OTHER REQUIREMENTS

    • 90%: Standard office; Data Center environment with varying temperatures

    • Extensive daily usage of workstation or computer.

    • 10%: Construction jobsite at various levels of development

    • Travel up to 10% of the time. May require higher percentage of travel for shorter periods of time.

    • Work mostly out of the Virigina office; remote work included.

    • Must possess a current, valid state-issued driver's license.

    • Able to lift and carry heavy equipment, up to 50 pounds.

    • Ability to climb ladders and work on a raised platform.

    This is a remote position that requires reliable internet connection and electricity. A monthly stipend is provided to cover expenses associated with working remotely and use of a personal mobile device, if applicable.

    NTT Global Data Centers Americas, Inc. offers competitive compensation based on experience, education, and location. Base salary for this position is $ 73,000 - $ 104,000.

    All regular full-time employees are eligible for an annual bonus; payout is dependent upon individual and company performance.
