    Plans, organizes, and manages the allocation and cost-effective utilization of interior building space across the organization, including Field Offices. Plans, schedules, and coordinates the activities related to preparation of space for occupancy. Manages design and space planning staff, Mgr of Facilities and technology, Sr Mgr of Facilities. Serves as corporate interior designer for all ETS sites.

    Supports the real estate activities for ETS including lease negotiations, site selections, building construction, building decommissions, and office sublets.

    • Develops and implements strategies, plans and schedules for cost effective achievement of long- and short-term divisional goals and objectives.

    • Consult with staff at all levels in the analysis of workflow and space requirements. Develops solutions based upon needs and negotiates space allocations in accordance with established policies and procedures.

    • Develops, presents, and negotiates interior layouts, more cost-effective furniture, and decorating concepts with corporate officers and division management for final agreement.

    • Manages and coordinates the activities necessary for the preparation and presentation of interior space layouts and construction drawings.

    • Plans and schedules construction, moving and support activities (i.e., furniture, carpet and tile installations). Plans and assigns work to design team, Mgr. Facilities and technology,and draftsperson. Instructs and advises crew chiefs on methods and procedures.

    • Selects, recommends, monitors and maintains finishes, styles and specifications for ETS standard and non-standard furniture. Develop new workstation and office standards Coordinate furniture and demountable wall mockup installations for evaluation. Work with AVP to implement change management to end users when new designs are initiated.

    • Provides detailed specifications to suppliers of special furnishings and materials.

    • Work with Supplier Management to develop specifications for RFP's for architectural, engineering, construction, furniture, decommissions, and signage bids. Level bids and prepare score cards for final vendor selection.

    • Consults with vendors. Selects, recommends, and oversees external design consultants. Reviews, approves and implements their recommendations.

    • Maintains current and accurate records of space allocations, and occupancy reports by building and cost center. Makes appropriate revisions and produces a monthly report for Finance and individual cost centers.

    • Develops cost estimates for new construction and renovation projects including furniture and

    • equipment acquisitions, moving expenses and other costs associated with space planning and building maintenance. Provides budgetary input to assist in the development of the division budget.

    • Provides personnel administration for human resources including selection, training and development, performance evaluation, and problem resolution.

    • Maintains current knowledge of techniques and practices in the areas of space planning, equipment utilization, and interior design through reading, attending seminars conferences, trade shows and professional contacts.

    • Develop test fits for potential new leased office and warehouse space. Work with stakeholders to obtain programming information for site selection. Manage new leased office projects from schematic design through move in.

    • Responsible for providing project metric reports for Senior Management and facilities staff.

    • Responsible for maintaining accurate as built construction documents for all owned and leased properties.

    • Ensure offices and warehouses are code compliant and meet ADA guidelines

    • Manage all real estate operations across the ETS enterprise.

    • Adhere to ethical standards and comply with the laws and regulations applicable to your job function

    • A Bachelor's degree in Interior Design or Architecture is required or an equivalent combination of education and experience from which comparable knowledge and abilities can be acquired. NCIDQ certified. or RA certifications preferred.

    • Five years of progressively responsible experience in a facilities planning operation, including at least five years of functional supervisory experience and four years of interior design experience are necessary.

    • Proficiency in Auto CAD and Tririga is necessary. Ability to use Excel and Word proficiently.
