    Job Summary

    This The Facility Manager will be responsible for assisting with the successful operation of the department, guaranteeing customer service that meets or exceeds expectations.

    Essential Duties and Responsibilities

    • Responsibilities include maintaining the buildings and grounds of an organization, overseeing the upkeep of equipment and supplies, determining and scheduling repairs or renovation projects, and coordinating safety inspections, in charge of a budget and must negotiate with outside vendors for supplies, repairs, and other measures.

    • This position is accountable for providing optimal client relations and building maintenance in a quality and cost-effective manner

    • Responsible for client communication, satisfaction, service delivery levels and financial performance to ensure they meet or exceed contract scope, terms, and conditions

    • Provides high quality building maintenance service to assure proper performance of engineered equipment and building systems

    • Acts as primary liaison with all client sites, actively ensuring that service is prompt, responsive/effective, and that inter- departmental concerns are addressed and resolved.

    • Presents status and/or performance reports as necessary to keep management aware of atypical occurrences, unusual staffing challenges, potential building related interruptions, etc.

    • Prepares, recommends, and administers (with assistance from Finance and Maintenance Mechanics and Technicians) the annual facility budget. Reports exceptions to management and adjusts budget as necessary

    • Complies with and enforces corporate policies (personnel, accounting, technical service, safety and health, ethical conduct, etc.) communicates to subordinates and ensures subordinate compliance

    • Complies with federal, state and local regulatory requirements including DER, OSHA, FLSA, EEO, ADA, etc.

    • Schedules and coordinates over-all work building maintenance priorities

    • Recommends what work should be performed in-house and what work should be subcontracted; consults with management in making decisions on major changes

    • Ensures that reactive and preventive maintenance activities are appropriately balanced; monitors current and deferred maintenance backlogs; adjusts priorities and/or resources as needed and ensures that deferred maintenance is adequately documented

    • Utilizes maximum capabilities of the systems including the CMMS

    • Develops and/or approves facility quality standards

    • Reviews completed work regularly and ensure that quality standards are met or exceeded to the satisfaction of the client

    • Oversees the day-to-day work of service contracts (e.g. snow removal, window washing, janitorial, landscaping, etc.)

    • Aids in the development and execution of minor construction and tenant improvement projects as assigned

    • Ensures that staff receives adequate technical and other training such as safety and security; participates in training of direct subordinates

    • Manages staff in accordance with employee relations philosophy and policies; hire, terminate, recommend salary changes, conduct performance appraisals, counsel and discipline staff as necessary; communicate and administer personnel policies
