    Essential Function:

    Supervises staff and/or subcontractors of plant maintenance and ensures the safe execution of Preventative and Corrective maintenance service and repairs in the areas of HVAC, electrical, plumbing, carpentry, painting, and equipment servicing the facility. Troubleshoot, maintain, and analyze processes that ensure all service lines on-site are operating and optimum levels, to include janitorial, landscape, waste collection, and all logistics related to ensure minimal disruption to production and optimize customer satisfaction.

    Responsibilities

    • Primary focus on optimization and in the Plant through subcontractors or self-performance

    • Responds to customer needs in a timely and professional manner

    • Sets work priorities and objectives ensuring they meet or exceed expectations

    • Manages ABM and customer subcontractors and vendors

    • Oversees or participates in site projects development & executions as assigned

    • Administers and communicates ABM and customer policies and procedures to subordinates/subcontractors

    • Communicates to Account Director any information impacting customer relations or employee relations

    • Maintains safe work practices and work environment

    • Ensures all Safety work practice training is completed in accordance with site & ABM requirements

    • Prepares and submits records and reports as per customer requirement

    • Prepare and attend weekly Operational meetings - reporting on execution or rescheduled work, roadblocks, sub-contractor performance issues

    • Establishes equipment specific safety programs in collaboration with customer and ABM EH&S

    • Runs KPI and other management reports from CMMS

    • Prepares facility maintenance budgets, CapEx budget and perform financial analysis

    • Provides quotes, proposals and obtain client approvals utilizing systems

    • Attends Leadership meetings and presents site information

    • Utilizes system to capture data for capital plans

    • Manages critical parts inventory on site

    • Participates in client audits as requested

    • Confirms all legal plant inspections are performed and documented, with copies provided to client

    • Certifies all safety protocols and procedures are met and report violations

    • Ensure subcontractors complete all ABM and site training requirements

    Requirements

    • 10 years' experience in an industrial plant environment

    • 3+ years in a management position

    • Extensive knowledge of the methods, practices, techniques, tools, equipment, and materials used in general building maintenance and repair

    • Considerable knowledge of the principles and practices of supervision

    • Effective verbal and written communications

    • Ability to read and understand plans, blueprints, and other related system documents

    Other Preferred Competencies

    • Bachelor's degree in Business or Engineering

    • Certifications in project management, facilities management/maintenance, or other applicable topics

    • Proficient in Microsoft Office

    • Highly adaptable to new systems

    • Experience in large manufacturing / production environment or heavy industrial systems
