    About the role

    This person will be responsible for all Fiber, Network and Security related projects at the site where they will be assigned. This will include but not be limited to expansions, modifications, retrofits and "new" technology driven projects!

    • On site in Lithia Springs, GA

    What you'll do

    1. Scope Development/Engineering and Design

    2. Meet with the owner and customers to develop project scope of work and specifications

    3. Lead the engineering/design firm to develop the vital design and construction documentation

    4. Develop the project budget

    5. Develop the preliminary project timeline

    6. Pre-Construction

    7. Work with the general contractor to build and establish the Master Schedule, based on the Critical Path and key milestones.

    8. Build /establish the Master Project Budget, including soft costs and hard costs, bonds, insurance, contingencies, allowances, etc.

    9. Support Contractor pre-qualification, bid solicitation, bid analysis and recommendations

    10. Support Contract negotiation, typically in concert with the Client's PM and legal counsel, including establishment of all GC "business terms" including mark-ups, fees, insurance, labor rates, critical issue, etc.

    11. Coordinate Design Team activities supporting Client PM

    12. Monitor if AE is completing the complete list of approvals process, permitting, etc

    13. Coordinate Constructability review of the project documents

    14. Provide / Capture cost estimates working with subs and other vendors for scope gaps/changes

    15. Supervise Cash flow projections on a monthly basis

    16. Assist client in identifying, scoping, buying-out and scheduling of all Owner direct vendors and consultants

    17. Construction

    18. Perform field walks on a regular basis to monitor progress and address issues in the field

    19. Lead General Contractor and other directly contracted vendors on the ground

    20. Lead Cost / Change Control, including change order review, negotiation, and recommendations, delay analysis

    21. Coordinate Value Engineering

    22. Budget Management and Tracking

    23. Schedule monitoring, tracking and analysis

    24. Document control (track and coordinate addenda, bulletins, new drawing sets, clarifications, etc)

    25. Ensure QA/QC is being followed and report any issues/gaps

    26. Invoice / Payment Application processing, tracking and reporting for the GC, Vendors and Owner Furnished Equipment

    27. Tracking of all key project documents, including submittals, RFI's, change orders, invoices and payments, lien releases, etc

    28. Lead OAC meetings and other project related meetings

    29. Closeout

    30. Initiate close out process prior to project completion, typically two to three months in advance

    31. Establish close out documentation requirements. Collect and track receipt of all close out documents until completion, including warranties, as-built, O&M manuals, etc.

    32. Assist with City and/or other Authority final inspections and occupancy process.

    33. Handle punch list, meaningful completion and final completion process(v) Negotiate, resolve and close out any outstanding change orders, quality issues or disputes

    34. Process and track any final invoices, payment applications, retention payments, etc

    35. Prepare and submit final project accounting and budget

    36. Assists the client in scheduling, coordination and management of all Owner-direct vendors and consultants.

    What you'll need

    • Bachelor Degree or equivalent experience.

    • 3 - 5 years of proven experience in a construction project management environment.

    • Not required, but having some data center infrastructure projects experience is helpful. Experience in mission critical data centers is a strong plus.

    • Proficiency in Google Docs, Sheets, and Calendar, as well as Microsoft Office Suite (Word, Excel, Calendar). Advanced experience with crafting presentations (Google Preso and Microsoft PowerPoint) and scheduling Hangouts video conferencing. Experience in databases and collaboration portals (Microsoft SharePoint and Excel, Google Sheets).

    • Must be a self-starter; able to work independently with minimal supervision to meet deadlines, and also to work as part of a team and matrix organization, including remote team members.

    • Adept at taking ownership for multiple assignments, able to prioritize conflicting priorities.

    • Strong interpersonal, verbal, and written communication skills
