    Job Description:

    At Regions, the Trust Property Manager works within the Natural Resources / Real Estate (NRRE) group to manage a portfolio of real estate properties either held in trust, agency, IRA, or estate accounts or consulting relationships, working within one of the following specialty asset teams:

    Real Estate

    Trust Property Managers on the Real Estate team manage real estate properties ranging from single- and multi-family residences to office buildings, warehouses and shopping centers, assisting with activities such as property sales and purchases, payment of insurance premiums and property taxes, periodic property inspections and appraisals, general maintenance of the properties, general repair replacements and renovation projects, insurance claims and repairs, new leases and renewals, 1031 Tax Exchanges, HOA and COA membership representation, and review of operating budgets.

    Timberland

    Trust Property Managers on the Timberland team provide forest and land management to commercial, trust and private landowners, assisting with activities including but not limited to timber inventory, growth rate projections, property line maintenance, periodic property inspections, and preparation and monitoring of timber sales and lease agreements.

    Mineral Land

    Trust Property Managers on the Mineral Land team are actively involved in leasing and monitoring properties that produce oil, gas and coal as well as other hard minerals, such as stone, clay, sand and gravel. Services within this team may include mining operations, mineral extractions and royalty payment reconciliation, royalty distribution, and creation of mining activity reports.

    Farm Land

    Trust Property Managers on the Farm Land team provide services to help farmland owners achieve maximum income and growth potential, such as analyzing land, preparing best management plans that outline budget requirements, recommending erosion control measures, identifying potential farm operators, negotiating farm leases, evaluating USDA programs, inspecting crops and farming operations throughout the growing season, and marketing crop-share crops.

    Primary Responsibilities

    • Coordinates with Trust Administrators to ensure the efficient and effective management of real estate property assets and account relationships

    • Collaborates with beneficiaries, co-fiduciaries, and outside professionals in the performance of real estate management duties

    • Manages assigned properties and advises customers and bank officers on a variety of complex matters concerning the purchase, sale, or management of these properties

    • Achieves assigned sales goals

    This position is exempt from timekeeping requirements under the Fair Labor Standards Act and is not eligible for overtime pay.

    This position is incentive eligible.

    Requirements

    • High School Diploma

    • Five (5) years in real estate and/or property management

    Preferences

    • Bachelor's degree in a related field

    • Professional certification or licensing:

    • Real Estate - Certified Commercial Investment Member (CCIM) or Certified Property Manager (CPM)

    • Timberland - Registered Forester (RF)

    • Mineral Land - Registered/Certified Professional Landman (RPL/CPL) or Licensed Geologist

    • Farm Land - Accredited Farm Manager or Accredited Rural Appraiser (AFM/ARA)

    Skills and Competencies

    • Advanced knowledge of all applicable laws and regulations

    • Analytical and problem-solving skills

    • Attention to detail

    • Good customer service and negotiation skills

    • Good oral, written and organizational skills

    • Skilled in applicable computer software, e.g., Microsoft Word, Microsoft Excel, etc.

    This Trust Property Manager position is on the Farm Land specialty asset team.

    This position may be filled at a higher level depending on the candidate's qualifications and relevant experience.

    Compensation Details

    Pay ranges are job specific and are provided as a point-of-market reference for compensation decisions. Other factors which directly impact pay for individual associates include: experience, skills, knowledge, contribution, job location and, most importantly, performance in the job role. As these factors vary by individuals, pay will also vary among individual associates within the same job.

    The target information listed below is based on the Metropolitan Statistical Area Market Range for where the position is located and level of the position.

    Job Range Target:

    $71,049.76 USD

    Median:

    $90,463.40 USD

    Incentive Pay Plans:

    This role is eligible to participate in a formulaic incentive plan. Employees have the potential to earn incentives based on performance against defined metrics and goals.
